Would both of your ceremony and reception be in the same location?

Also they need to be insured incase anything happens on their property! And have proper permits to have an event

Unfortunately I don't think you'll get many responses for this as the brides on here don't really have that kind of space to rent out. You should check out the vendors tab for some outdoor spaces. Or maybe look into some public parks, some have some really great pavillions and are fairly inexpensive.

You should also take the weather into consideration. September can be a bit chilly for guests to be outside (especially in dresses) all night. You might need to rent a tent or some heaters (outdoor weddings always need a plan b)

I think you are best off checking out the vendor tab for properties to rent. Or search farms in your area for orchards that also rent their space.
Coordinating a property rental with someone who doesn't do it for a living is likely to lead to contract disputes or misunderstandings. I personally would want to mess around with that for my wedding
