Looking for Airbnb/vrbo venue option hosting 32-40 guests

Hi everyone,


I’m looking in Ontario and trying to find an affordable venue to host 32-40 guests as my wedding site/ceremony & reception. Preference is for a private property or cottage that would allow me to host the event and have a portion of my guests stay with me. Would book nearby airbnbs/rental cottages for others.
Has anyone done this? Most properties say no parties/events.
If you know of a boutique hotel or similar property that does private events under $4000 please share. The costs is really my biggest hurdle.
